For all proposed non-dwellings/commercial properties, a similar assessment to the SAP procedure is used to demonstrate thermal compliance. This tool is known as SBEM (Simplified Building Energy Model) and is the method used to calculate the carbon efficiency of the proposed building. SBEM is a software based model that has been developed by the Building Research Establishment to establish energy ratings. Rather than just calculating the building and reporting a failure, we re-run the calculation to produce multiple alternatives that will achieve compliance. These enable you to determine the optimum way to ensure a compliant building design. Where more flexibility is required for more complex class 5 buildings, a full thermal model can be carried out using the IES software package as an approved alternative to the SBEM. It is vital that this is done at the earliest possible stage in the design process to avoid the possibility of having to make revisions to the design and hence having to go back to Planning. We are qualified through BRE Certification and therefore Building Control is authorised to accept our certificate of compliance.
