As from 1st October 2008 there is a legal requirement for every
commercial building being offered for sale, let or rent to have an
Energy Performance Certificate (EPC) BEFORE it can be
marketed. Having already been introduced on larger buildings
from April this year, EPCs are (from October) mandatory on all
commercial buildings regardless of size. Furthermore any
building being currently marketed must have exchanged
contracts with a purchaser/tenant by September 30th or it will
require an EPC for it to be continually marketed after this date.
An EPC conveys summary information about the potential energy performance of a building, it's fabric
and services. The Energy Performance Certificate gives an A to G rating - called the Asset Rating - of
energy performance based on CO2 emissions and includes recommendations for improvement. EPCs
will be accompanied by a Recommendation Report highlighting measures which, if adopted, have the
potential to save energy and money. Energy Performance Certificates will remain valid for ten years
unless the building is modified.
Energy Performance Certificates and Recommendation Reports can only be produced by a qualified and
accredited commercial energy assessor. Energy Access is qualified to produce these certificates as well
